A Tune-Up That Found More Than Expected

During a recent cooling tune-up, our HVAC technician evaluated the home’s air conditioning system after the homeowner in Burian, WA noticed it wasn’t cooling as effectively as expected. While the equipment itself was operating normally, temperature readings throughout the home showed uneven cooling, with several rooms falling below the ideal performance range.

A closer inspection of the ductwork in the crawlspace revealed the likely cause. Several duct runs showed signs of airflow restrictions, aging duct tape, and worn insulation. Portions of the duct system were also missing a proper vapor barrier, allowing conditioned air to be less effectively delivered throughout the home. Based on these findings, we recommended a ductwork evaluation to improve comfort and efficiency.

In addition to the inspection, the air conditioning unit was thoroughly cleaned to improve airflow and overall performance. All electrical components tested within the manufacturer’s specifications, and the furnace continued to operate as expected for its age. During the service, our technician also identified a small amount of moisture buildup near the condenser fan motor that will be monitored during future maintenance visits.

Routine maintenance is about more than cleaning equipment—it’s also an opportunity to identify issues that can impact comfort and energy efficiency. By catching potential ductwork problems early, homeowners can make informed decisions that help their HVAC systems perform at their best for years to come.
