Electrical Install

This project involved a comprehensive electrical update to improve the safety, reliability, and functionality of the home’s existing electrical system. The work included rewiring outlets, switches, and light fixtures throughout the basement, garage, bathroom, bedrooms, hallways, kitchen, dining room, and living room. Existing knob-and-tube and non-grounded wiring that was accessible as part of the project was replaced with new NMB wiring to meet current electrical code requirements.

Several dedicated circuits were also installed or updated to better support the home’s major appliances and electrical needs. These included circuits for the range, dryer, washer, hot water tank, furnace, garage, bathroom, kitchen appliances, and general lighting and outlets. New tamper-resistant outlets, switches, covers, and electrical boxes were installed throughout the home, along with smoke and carbon monoxide detection where required.

As part of the electrical service work, a T700090-1 200-amp CH copper bus panel was installed with a 42-circuit capacity and integrated surge protection. Grounding and bonding improvements were completed using new grounding electrodes and bonding connections for the water and gas systems. A T700613 grounding and bonding package was used for this portion of the work, while a T700422 service was used to trace and clearly label the home’s electrical circuits.

The project also included a whole-home surge protection upgrade, a temporary portable generator to provide limited power during the service work, and the required City of Seattle electrical permitting. Together, these upgrades provide the home with a safer, more organized electrical system designed to better meet its current power needs and applicable electrical codes.
